In accordance with the Tenant Fees Act 2019, as amended by the Renters Rights Act 2025, the following payments may be required from tenants in connection with a tenancy.
Rent:
The rent will be as advertised and agreed for the property and payable in accordance with the Tenancy Agreement and applicable legislation. For assured tenancies where rent is payable monthly, a maximum of one month's rent may be required before the tenancy commences once the Tenancy Agreement has been signed.
Refundable Holding Deposit:
Equivalent to a maximum of one week's rent.
A Holding Deposit may be required to reserve a property while referencing, Right to Rent and other pre-tenancy checks are undertaken. Where the tenancy proceeds, this will normally be credited towards the first month's rent. Full terms will be provided before payment is taken.
Refundable Tenancy Deposit:
Equivalent to five weeks' rent.
The deposit will be protected in accordance with an authorised tenancy deposit protection scheme. Dedman Lettings Ltd uses the Tenancy Deposit Scheme (TDS).
Tenant-Requested Changes to the Tenancy:
£50.00 including VAT.
Where a tenant requests a variation, assignment, novation or other permitted change to the Tenancy Agreement, a charge of £50.00 including VAT may apply. Where reasonable costs incurred are higher than £50.00, the higher reasonable costs may be charged and evidence provided.
Ending a Tenancy Without Giving the Required Notice:
The tenant may remain responsible for rent until the end of the required notice period. Where an earlier termination is agreed with the Landlord, the tenant will normally remain responsible for rent until a replacement tenancy commences.
The tenant may also be required to pay reasonable costs incurred by the Landlord or Agent as a direct result of the early termination, where permitted by law. The total amount charged will not exceed the amount permitted by law.
Late Payment of Rent:
Where provided for in the Tenancy Agreement, interest may be charged where rent is more than 14 days overdue at a rate not exceeding 3% per annum above the Bank of England base rate.
Lost Keys or Security Devices:
The tenant will be responsible for the reasonable costs actually incurred in replacing lost keys or security devices. Where reasonably necessary, this may include replacement locks or other security equipment. Evidence of costs will be provided.
Utilities, Council Tax & Communication Services:
Unless expressly included within the rent, the tenant will normally be responsible, where applicable, for Council Tax, gas, electricity, water and sewerage, oil or other fuel, TV licence, telephone, broadband and other communication services.
Prohibited Payments:
Dedman Lettings Ltd will not require any payment prohibited by the Tenant Fees Act 2019. Tenants will not be charged for referencing, Right to Rent checks, inventories, check-ins/check-outs, preparation of the Tenancy Agreement or routine tenancy administration unless otherwise expressly permitted by law.
Client Money Protection:
Dedman Lettings Ltd is a member of the Propertymark Client Money Protection Scheme.
Independent Redress Scheme:
Dedman Lettings Ltd is a member of The Property Ombudsman.
Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.
The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.
A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.
By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.
If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
