Services
6-Week Property Marketing Service: £114.00 including VAT (£95.00 + VAT) per listing
Available for properties throughout the UK.
A popular service for private landlords looking to increase exposure for their property and attract a wider range of prospective tenants.
The service includes:
- Advertising your property on Rightmove, the Dedman Lettings website and our social media platforms.
- Forwarding all enquiries directly to the landlord via email.
- Your property will be advertised for an initial 6-week period.
After the initial 6 weeks, the listing will need to be renewed if you wish for the property to remain advertised.
Tenant Introduction: £714.00 including VAT (£595.00 + VAT)
Our Tenant Introduction service is ideal for landlords who would like us to market their property, find a suitable tenant and set up the tenancy, but who wish to manage the property themselves once the tenancy has commenced.
The Tenant Introduction service includes:
- Carrying out an initial market appraisal and providing a realistic rental valuation, together with advice on any improvements that may help optimise the property’s rental potential.
- Advertising and promoting the property on Rightmove, the Dedman Lettings website and our social media platforms.
- Erecting a To Let board, where appropriate.
- Qualifying prospective tenants and arranging and carrying out viewings with suitable applicants.
- Obtaining satisfactory references for tenants and any guarantors.
- Completing Right to Rent checks.
- Preparing and arranging execution of the Tenancy Agreement.
- Collecting the first month’s rent and security deposit prior to the commencement of the tenancy.
- Arranging the tenant move-in and key handover.
Once the tenancy has commenced, responsibility for the ongoing management of the property and tenancy will pass to the landlord.
Please note: An Inventory & Schedule of Condition and deposit registration/protection are not included within the Tenant Introduction fee but can be arranged separately. Inventory fees vary depending on the size of the property. Our Deposit Registration & Administration service is charged at £96.00 including VAT (£80.00 + VAT).
Rent Collection: 9.6% including VAT (8% + VAT) of the monthly rent
Set-Up Fee: £180.00 including VAT (£150.00 + VAT)
Our Rent Collection service is ideal for landlords who already have a tenant in place and would like Dedman Lettings to take responsibility for the ongoing collection and administration of the rent, while continuing to manage the property themselves.
The Rent Collection service includes:
- Setting up the landlord, property and tenancy on our management system.
- Liaising with the tenant regarding future rental payments and providing the necessary payment instructions.
- Collecting the monthly rent from the tenant.
- Transferring rent received to the landlord’s nominated bank account, less any agreed fees or authorised deductions.
- Providing regular rental statements.
- Monitoring rental payments and contacting the tenant promptly in the event of rent arrears.
- Keeping the landlord informed of any outstanding rent and action taken in relation to arrears.
The landlord remains responsible for the ongoing management, repairs and maintenance of the property and for dealing with all other day-to-day tenancy matters.
Tenant Introduction + Rent Collection: £594.00 including VAT (£495.00 + VAT) initial fee, followed by 9.6% including VAT (8% + VAT) of the monthly rent
Our combined Tenant Introduction + Rent Collection service is ideal for landlords who would like us to find and set up a suitable tenant and continue to take responsibility for the ongoing collection and administration of the rent.
The service includes everything provided as part of our Tenant Introduction service, together with:
- Setting up the tenancy for ongoing rent collection.
- Collecting the monthly rent from the tenant.
- Transferring rent received to the landlord’s nominated bank account, less any agreed fees or authorised deductions.
- Providing regular rental statements.
- Monitoring rental payments and contacting the tenant promptly in the event of rent arrears.
- Keeping the landlord informed of any outstanding rent and action taken in relation to arrears.
Once the tenancy has commenced, Dedman Lettings will continue to administer the collection of rent. The landlord will remain responsible for the ongoing management, repairs and maintenance of the property and for dealing with all other day-to-day tenancy matters.
Please note: An Inventory & Schedule of Condition and deposit registration/protection are not included within the Tenant Introduction + Rent Collection fee but can be arranged separately. Inventory fees vary depending on the size of the property. Our Deposit Registration & Administration service is charged at £96.00 including VAT (£80.00 + VAT).
Full Management: 14.4% including VAT (12% + VAT) of the monthly rent
Set-Up Fee: Equivalent to one week's rent + VAT, subject to a minimum fee of £300.00 including VAT (£250.00 + VAT). The Set-Up Fee applies at the commencement of each new tenancy.
Our Full Management service is ideal for landlords who would like Dedman Lettings to take care of the day-to-day management of their property and tenancy, from finding a suitable tenant through to the end of the tenancy.
In addition to everything included within our Tenant Introduction service, Full Management includes:
- Preparing an Inventory & Schedule of Condition at the start of the tenancy.
- Registering and holding the security deposit in accordance with the requirements of our approved tenancy deposit protection scheme.
- Collecting the monthly rent and transferring funds to the landlord’s nominated bank account, together with providing regular rental statements.
- Monitoring rental payments and contacting tenants promptly in the event of rent arrears.
- Acting as the main point of contact for tenants throughout the tenancy and dealing with day-to-day tenancy and property management matters.
- Carrying out periodic property inspections and providing the landlord with a written report.
- Coordinating repairs and maintenance, including instructing contractors and obtaining estimates where appropriate, subject to the landlord’s agreed expenditure limit.
- Arranging necessary emergency repairs where reasonably required to protect the property or its occupants.
- Arranging annual Gas Safety Certificates and boiler servicing where required.
- Reviewing the rent and advising the landlord on appropriate rent increases where applicable.
- Assisting with ongoing tenancy administration and serving relevant tenancy notices where appropriate.
- Liaising with utility providers and the local authority regarding changes of occupancy where required.
- Carrying out an end-of-tenancy inspection and check-out against the Inventory & Schedule of Condition.
- Liaising with the landlord and tenant regarding the return of the security deposit and any proposed deductions at the end of the tenancy.
- Assisting with deposit disputes and providing supporting documentation to the tenancy deposit scheme where required.
Where a tenancy ends and a new tenant is required, Dedman Lettings can re-market and re-let the property. The applicable Full Management Set-Up Fee will apply to the new tenancy.
Additional Services
The following services can be arranged separately where required:
- Deposit Registration & Administration: £96.00 including VAT (£80.00 + VAT)
Receiving, registering and holding the security deposit as stakeholder in accordance with the requirements of our approved tenancy deposit protection scheme.
- Tenant & Guarantor Referencing: £60.00 including VAT (£50.00 + VAT) per person
Obtaining satisfactory references for prospective tenants and/or guarantors.
- Inventory & Schedule of Condition: Price dependent on property size
